The owner of 521 - 9 Street South wishes to convert an existing accessory structure into a Detached Secondary Residential Dwelling (DSRD). The property is zoned R-2 Twin Residential, this is a permitted accessory use in the zone. Three variances to Zoning Bylaw 1294, 2011 are proposed:

Interior Lot Line setback of 3.0 m. This proposed variance would allow for a reduction of the Interior Lot Line setback from 3.0 m to 1.5 m.

Section 6.2– Accessory Buildings and Structures – requires:
2) When located within a residential Zone, Accessory Buildings and Structures shall:
a. not have a total Ground Floor Area among all Accessory Buildings and
Structures, exceeding the lesser of 65 m or 50% of the Ground Floor Area of the Principal Building.
The proposed variance would allow the ground floor area of the accessory buildings to equal 58%.

Section 9.5– Secondary Residential Dwellings – requires:
3) Detached Secondary Residential Dwellings… shall:
e. be sited a minimum distance of 4.0 m from the Principal Building.
This proposed variance would allow for a reduction of this setback from 4.0 m to 3.5 m.

  1. By forwarding written submissions for Council consideration (attention of the Manager of Legislative Services) by post (P.O. Box 350, Golden B.C. V0A 1H0) or by email to (only emails sent to this email address will form part of the Council Agenda). Any submissions must be received by noon on Thursday, May 14, 2020. Hardcopy submissions may also be dropped off at the mail slot up to noon on May 19, 2020; and / or
  2. Please note, that during this COVID pandemic, Council meetings will either be closed or offer very limited availability for public attendance. If you would like to participate in this process, please utilize the written submission instructions above as there will not be an opportunity for in person representations at the May 19 Council meeting.
